How do I schedule a tour?

We’d love to show you around! You can book an in-person tour right from our website, or give our leasing office a call to schedule one directly. Be sure to bring a valid photo ID with you to the tour. We have guided or self-guided tours available 7 days a week!

Do you offer virtual tours?

Yes! We have walk-through videos of select floor plans available on our Instagram and Facebook pages. You are also able to schedule a virtual tour straight from the Cottage Living Website! If you’re looking for a video of a specific home, just let us know, we’re happy to help!

Application and Leasing

How do I apply for a home?

You can apply directly through our website by selecting your desired floor plan and home number. If you have any questions along the way, don’t hesitate to call or email the leasing office, we’re here to help!

What documents are required to apply?

To apply, you’ll need:
• A valid government-issued ID
• Income Verification Documents

What are your lease terms?

We offer flexible lease terms starting at 12 months, with options for longer terms based on availability.

Is renter’s insurance required?

Yes, renter’s insurance is required and must meet the following:
• $300,000 liability coverage
• All leaseholders listed
• Coverage dates must match your lease term
• Include interested party

Move-In & Move-Out

Are there application fees?

Yes, an application fee and security deposit are required at the time of applying. Contact our leasing team for current pricing and any specials we may be offering!

Are there restrictions on decorating?

You’re welcome to decorate your home to make it your own! If you plan to make any permanent modifications, written approval is required. Any damages or unapproved changes may result in deductions from your security deposit.

What happens if I need to break my lease?

Please contact our leasing office as soon as possible. Early termination fees and conditions apply, and we’re happy to walk you through all of your options.

How much notice is required before moving out?

We require 60 days’ written notice prior to your move-out date.

What’s the move-out process like?

On your move-out day, return all keys to the leasing office. After that, our team will inspect the home and process any applicable charges.

Fees and Payments

What’s the security deposit amount?

• 1 Bedroom: $200 • 2 Bedroom: $300 • 3 Bedroom: $400

Deposits are due at application to reserve your home. This ensures no other applicants are able to apply for the same home.

Are utilities included in rent?

Utilities are billed separately. You’ll need to set up your electricity with Entergy before move-in.

How do I pay rent?

Rent is paid through the Resident Portal (Partnered with BILT).

Do you charge amenity fees?

We have monthly fees of $135 total.

This includes:
Amenity Fee – $10 – Maintains your lawncare
Valet Trash – $35 – Sunday – Thursday
Pest Control – $5 – Onsite every Tuesday! Treatment upon resident request
Cable & Internet: Optimum – $85 Included in every home

Parking

Is parking available?

Yes! We offer:
Carports and garages (available to rent – subject to availability)
• Open first come first serve parking spaces throughout the community

Are guests allowed to park onsite?

Yes, guests can park and any uncovered parking spots. All guests must follow posted signage and parking rules.

Maintenance and Service

How do I submit maintenance requests?

All service requests can be submitted through the Resident Portal or mobile app. For after-hours emergencies, call our 24/7 emergency maintenance line.

How quickly are maintenance issues handled?

Most non-emergency issues are addressed within 1–2 business days. Emergency issues are handled immediately.

Pets

Do you allow pets?

Yes! Cottage Living is a pet-friendly community. Breed restrictions do apply. All pets must provide proper vaccination records before move-in.

Are there pet fees?

Yes, a pet deposit, one time pet fee and monthly pet rent are required. Contact the leasing office for current rates and breed restrictions.

Are there pet amenities?

Absolutely! We have an on-site bark park and pet waste stations throughout the community. All stations have bags and scoopers attached for extra added convenience!

Yes, quiet hours are enforced from 10 PM to 8 AM for everyone’s comfort.
